How to Calculate Dividend
Before I go further to explain pros and cons of ASB loan, let me clarify how the dividend is calculated. As some of you are aware, the dividend is computed monthly based on the minimum amount of the month but distributed annually.
Example
Assumptions :
- You have had RM500 since the 1st January 2012
 - 7% dividend declared by PNB for the year of 2012
 - no bonus is given

Dividend for January:  0.07/12 months *  RM500 =  RM 2.92
Let say you put additional RM 400 in Feb:
Dividend for Feb: 0.07/12 months * RM (500 + 400) = RM 5.25
In March, you forget to add money, so :
Dividend for March: 0.07/12 months * RM (500+400+0) = RM 5.25
And the Calculation goes on for the next months. Thus the annual dividend for the year of 2012 would be:
Dividend for 2012: RM 2.92 (Jan) + RM 5.25 (Feb) + RM 5.25 (March) + ............
Hope you guys could understand the above calculation. It is simple, yet many people get confused. Now lets go to the next issue which is ASB Loan
ASB Loan
At this stage, I'll just point out reasoning only based on  numerical advantage. Using the above formula, I've calculated the traditional way of saving money into ASB vs using loan;
Assumption:
- 7% dividend + 1% bonus every year for the next 25 years
 - Rm600 payment monthly till reach quota RM 200k (for traditional way)
 - RM600 payment monthly to loan (RM100k) for 25 years (for ASB Loan). Rate BLR-1.65

After 25 years:
Traditional: RM 456K
ASB Loan: RM 675K
You may wish to note that I didn't deduct the total amount of money at the end of the 25 years for the ASB Loan with the total payment to the bank in which in this case is RM 600 * 12 months * 25 years =  RM180K. Some people may argue that we have to deduct it because we pay it to the bank ( other words is enrich the bank). Well, I beg to differ. You may notice that in the assumption above, I put some italic and bold on the 'payment' word. Yes, we pay to the bank for the loan. However, we also pay to the ASB to invest our money. See, it is the same thing! We PAY, so why is there a need to deduct the RM180K?
However, in my calculation for the traditional way, I stopped putting money into the ASB account in my 15th years because it has reached the quota of RM200k. So that means, for another 10 years, I didn't pay any money which is equivalent to RM 600 * 12 months * 10 years = RM 72K.
So yea, we have to deduct that 72K if we want to compare with the end amount of using ASB Loan;
so the end amount of using ASB loan = RM 675k  -72K = RM 603K, which is still RM150k higher than the traditional way.
Thank you,
Yours Sincerely,
Nama Saya Amad.

nice info bro..
thanks. feel free to ask any question.
the asb calculator link need to have permission la..
Hafizol, sorry for the glinch. You can download now i think.
bro, got question, if you don't take loan it is based on monthly dividends and if you take the loan it is based on yearly dividends. right? or am I wrong? hahahhaa
el_totsira,
You are not wrong or right. if we take loan, let say rm10k then:
Jan 2012: 7%/12 *10k = RM58.33
Feb 2012: 7%/12 *10k = RM58.33
March 2012: 7%/12 *10k = RM58.33
and the calculation goes on till the end of the year. If we sum them up (RM58.33+RM58.33+RM58.33+.. = RM699.96 = RM700
We can actually calculated per year as well;
0.07 percent*RM10000 = RM700
so, it's the same thing :P
how about if i make 100k loan and start saving as well.. will it be a smart approach? i'll pay the bank 600 per month and also save 400 myself. or do u think i should loan the bank for 1k per month..? help please. =)
Good info bro..
An opportunist ASB Loan Investor usually make their final loan settlement years before the end of full tenure of their loan to enjoy the hard cash.
For illustration:
Consider Dividend and Bonus is constant:
Dividend: 7.00% PA**
Bonus: 1.00% PA**
**Do remember the % is slightly higher than illustrated above
Loan Amount: RM 100,000.00
Loan Tenure: 20 years
Interest: 4.65% ****
Monthly Repayment: RM 650.00
*** Illustrated Financing Package with Constant BLR
Start: 1/1/2012
Breakeven years (Loan=Investment) = 8 Years
***This is where the accumulative dividend can set-off the remaining loan)
Year = 2019
Total ASB Saving + Dividen = RM 176,825.18
Total Outstanding Loan = RM 70,614.20
Net Cash in ASNB = RM 106,210.98
Thank you for supporting this blog. It's been a while since my last post due to work commitment.
Mohd Yunus, thanks for your input. I would say it depends on our risk assessment at the end of the day. if you want to leverage on the low risk investment for medium outcome, then i must say investors should stay till the very end.
correct me if I'm wrong. We're sharing our knowledege here :D
Let say in January if we put RM100k in ASB, then let say they declare their dividend at about 8%, thus in february, how much do we get?
I received a table from a friend of mine. But it totally different from your table. And I'm getting confuse now. My friend already few years loan ASB, he said, the table that he gave me is the actual what he received for the div + bonus.
Dear Anonymous,
The table above is based on assumption 7% interest and 1% bonus. The table that your friend has might have the actual interest
amad, can you answer jannah's Q? i wanted to know too..
Sorry for the late reply.
In response to Jannah's question above, it's a good move I must say, just to prepare the extra $400 for emergency use ie car breakdown, hospital bills etc. However, if you have put aside, a portion of your salary for this purpose, then you better get get the loan that require you to pay $1000,
Kalau terdesak or ada opportunity asb loan tu tak leh dicairkan.on paper je la 200k tu.20 tahun lama tu,mcm2 boleh berlaku :).
Ye bole dicairkan and u will get the amount you have paid at t time you decided to stop ie if you have paid for 5 years at rm1500 per mth so at the end of t 5 yrs the bank will give u cash of rm90k. Some bank will impose penalty if u decided to stop before certain years. Check on all these penalty clause before deciding to go for any loan.
hi there,
cant seem to get a hold of how you came to get $675K after paying $600 per month for 10y years at 8% with and interest of 1.65.The number do not make sense. IF I use simple PVT calculation, putting $600 per month at 8% interest rate for 25 years I only come up to about $470K. So how did you come up to $675K
the calculation doesn't take into consideration the risk of rising BLR
as history had shown, BLR have increased up to 12% during the financial turmoil years, which will negate any returns from the ASB dividend
the risk should be highlighted for readers to consider, especially those who are planning to take it for long term tenure
there's also MRTA, which is the insurance needed for the ASB loan
nevertheless, the article is a very good example of how one can utilize ASB for long term gain
hi everyone,
let share the Long term ASB Loan is the simple method here we go:
Loan: RM200K
tenure: 20 yrs
BLR-1.65% =4.95%
Monthly: RM 1,314 x 12= RM15,768
Yearly: 7% dividen + 1% bonus =RM16,000/+-
(for the 2nd year dividen use this for the next monthly payment)
balance yearly dividen: RM 232/may + or - you can use or continously saving.
Total up to 20yrs payment:RM316K
20 years reward we receive :RM200K (continously saving will receive RM20K yearly)
20 yrs Bank BLR(+ & -) :RM160K (our dividen pay all this)
Actual our own money just pay about RM 16K-20K + or - (depending on our own loan limit)
we just pay RM16K for next 20yrs=RM200K instead our first deposit RM16K only.
Advise: Understand & Discipline in managing money
note: please be consult with banker for further acknowledge & i m not responsible for any inconviniance caused.
Nice, but i now invest in Unit Trust which given me 10++% per year with moderate risk.
Hi..just nak ingatkan sesama kita, kalau boleh amik loan ASB tuh berpada-pada sikit. Kalau tak jadi macam HH, amik loan bukan pada kapasiti.
Now bulan-bulan serik nak membayar. Kesah HH di bawah, jadikan kesah HH sebagai tauladan ye...

Dear Hazeman Huzir,
I appreciate your view on this matter. Yes, we need to know our own self before committing to something that could change the way we live our life. A valid opinion I must say. But for some, this is the way to discipline ourselves for a better future. I would like to emphasize the need of putting effort and disciplines in ensuring that we, at least have enough funds to buy basic necessities towards the latter part of our lives ie after retiring.
I am of the view that HH's opinion doesn't hold enough weight in this investment discussion. Enjoying current life without taking into account the need to put extra money for the better future is a no no, at least for me. Yes BNM stated that our debt ratio is high, but this debt is a good debt. What we need to reduce is debt on depreciating assets ie cars, personal loan on superbike etc.
Just my 2 cents
Cypink Ping, mind sharing your investment portfolio?
Lucifah,
Thank you for your opinion. Yes, the calculation doesn't take into account the risk of increasing BLR. In fact, I foresee BNM will hike .5 points further to curb and control debt income ratio of the people. The most important is the way we manage, handle and overcome the risk as there is no -free-risk investment in this world.
